I cant believe I am posting this as I DO NOT SUPPORT what the unions are doing to Tom or what they do to any of these Boston developers - Its just BAD business and there is nothing anyone can do to change my mind on what the unions have done to Boston construction costs!

For a change, people in Boston are holding signs dissing New England Patriots quarterback Tom Brady.

The Plumbers & Gasfitters Union is upset that the former Michigan QB is using a nonunion outfit to install the plumbing in his 5,000-square-foot, multiunit townhouse in Boston and set up an informal picket line in front of Brady’s condo Wednesday, according to the Boston Herald.

“We’re not going to any Pats games until he builds union”, Francis Jensen of Local 12 told the newspaper.

The Boston iPhone Campout was not too impressive this a.m. @ 7:32. Watching the newshist a.m. while on the treadmill over at the new Equinox - they showed hundreds of people standing out infront of the New York flagship Apple Store….I figured we would have some activity over at our AT&T / iPhone downtown location - but nada. Rumor has it they don’t even go on sale until 6pm tonight. This true Well, our name is on the list and we will have one here in the office as soon as they hit the shelves today! iPhone Real Estate device review coming soon.

Newspaper advertising slowing down - YUP just took these photos 2 minutes ago from our Newbury Street office window. Here are some crazy looking bikes & walk-a-bout advertising. Hey Boston.com - I would watch that Red Housing Logo - Redfin.com just got their hand slapped by Move.com which uses a very similar logo. (we liked the purple dog the best anyway)

Being a web-based real estate company here in Boston you will continually see upgrades and added features to our Boston Condo website. Most recently we added ability to show more than 10 results on one page. So right below the map you can adjust to view 10, 20, 30, 50, or even 100 results from the Boston MLS all on one page. From here you can sort by many different options including: Price, Beds, Baths, Sq/Ft, Condo Fee, and even Estimated Payment!

The example above shows a search querey for South End Condos that have at least 1 bed and 1 bath and are priced between $500k - $700k. It shows us 28 results and now you can view these all one one page!

(PS - Still working on the bug with our sliders on the right. Hope to have that resolved this week.)



Commonwealth Ave Auction

Last Thursday 130 Commonwealth Avenue held its private auction rambled off by Sheldon Good & Company out of Chicago. I still don’t believe any offers have been accepted (anyone, anyone).

It will be interested to see what this valued $15M Townhouse will go for. Neighborhing 130 Commonwealth Avenue is 128 Commonwealth Avenue which also has come on the market - the owner - mega car dealer Herb Chambers (moving to the Mandarin Oriental) and he has choosen all-star agent Beth Dickerson to list the property for just shy of $15M.

360 Newbury Lofts in Boston360 Newbury Loft Condos are still some of our favorite units in all of Boston. Developer Curtis Kemmeny from Boston Residential Group is down to his last few units as he starts to make way on his new South End Condo development - 285 Columbus, the old Red Cross Building. This is probably going to be just as big of a success as 360 Newbury.

We bumped into listing agent Amy Jacobs yesterday and she noted there was only a few left and all were great units.

360 Newbury sits on the elite Newbury Street at the corner of Massachusetts Avenue. All units at 360 Newbury have soaring ceilings and huge windows. The finishes are top notch. Although the building does not have parking (there is an indoor garage right across the street), they have pulled the most premium of pricing making 360 Newbury a Super Luxury Project!

Boston MortgageCondos for Kids Yup, you got it right. We used to call them “Kiddie Condos”.

There are lots of reasons for “Kiddie Condos” Some adults (parents) leverage personal tax gains, some like to buy real estate instead of pay rent for a child who is going to college or who may have just graduated, the list goes on and on, but what realy is behind a Kiddie Condo

The answer is, it really has nothing to do with the real estate itself. The term “Kiddie Condo” or the action of buying a piece of real estate for a close family member like a child or sibling really has to do with the way it is financed with the local mortgage company.

Many mortgage companies or banks who do home loans have traditional Fannie Mae or Freddie Mac guidelines that follow certain secondary market rules. The three main purchasing types are - Primary Residences, Secondary Residences (2nd Home) & Investment Property. All three purchasing types associate with difference risk levels and there for different mortgage rates.

As you can see, a Kiddie Condo really doesnt fit any of the above purchasing types or sits somewhere in a gray area - ahhh - the key to working with a sharp and top notch mortgage banker.
