There’s good news for home buyers throughout much of Massachussetts. Standard and Poors released the monthly Case-Schiller home price indices yesterday, and home prices for the Boston area have dropped 15% since the market peaked in September, 2005. It says that prices are now at a level where buyers are finding that housing is not unaffordable. We’re seeing prices that have not been seen since 2003, in many places.

Using the search feature on our boston site, I decided to conduct a search for Back Bay condos. But not simply any Back Bay condos, but Back Bay condos under $500,000. After I put in my specific information to find Back Bay condos under $500,000, I was pleasantly surprised to find that there were in fact 28 listings!

Tony from Tony’s Realty over in East Boston noted that East Boston Condos were like pillows; “Down”, in a recent blog post he wrote.
In 2008, as recorded by our Multiple Listing Service, 104 condos were sold in East Boston. The average selling price was $230,748 and the average days on market (DOM) was 138 days. The average price per square foot was $228.
These figures differ from 2007, when 142 condos were sold. The average days on market was similar at 137 days, but the average price for the previous year …

Condominium sales may have tanked statewide, but Boston’s luxury condo market is still cruising along.
Sales of condos priced at $600,000 or more rose to 849 from January through November, up from 806 for the same period in 2007, a 5.3 percent increase, according to The Warren Group, publisher of Banker & Tradesman.
