Is there a new trend coming to downtown Boston?  Possibly an old trend that is just exploding to a new buyer demographic?  Condo-Hotels?  What are they?  Whats going on with them?  Who is living there?
These are all questions we have been getting a lot here on The Boston Condo Loft and we thought we would put out a response on Boston&#8217;s newest trend:  Condo-Hotels.
What is a condo-hotel? 
Well &#8211; their are two types of condo-hotels. 
One type of condo-hotel is what I like to call &#8220;True Condo-Hotel&#8221;.  These condo-hotels we see all over the world but mainly in vacaction or second home destinations.   Buyers purchase a luxury vacation home at a world-class                              resort and receive rent revenue whenever they are                              not using their residence, helping to offset the costs                              of ownership.  Much of the time, even though you own the unit, you never get a key to the place.  You check-in and check-out with VIP service of course and WITHOUT the bill at the end of your stay 

The second type of condo-hotel is what we have here in Boston and what many cities have all over the world in more &#8216;primary&#8217; living cities, not vacation destinations.  This type of condo-hotel is a true &#8220;mixed-use&#8221; building most of the time comprising of 3-4 different segments all within the same building structure.
1.  Hotel Segment:  Where the hotel operates its normal business, has its own lobby, front desk and staff.
2.  The Condominium Segment:  Here condominium owners have their own lobby as well, separate entrance, separate elevator shafts and staff and usually the condominium units are located above the hotel component giving the more valueable views to the condo owners.
3 &amp; 4.  Retail &amp; Commercial Segment: Certainly not all, but many condo-hotels have retail and/or commercial component to them that ads convenience to both the overnight hotel stay and the long term condominium owners.

<p>Is there a new trend coming to downtown Boston?  Possibly an old trend that is just exploding to a new buyer demographic?  Condo-Hotels?  What are they?  Whats going on with them?  Who is living there?</p>
<p>These are all questions we have been getting a lot here on <strong><a title="The Boston Condo Loft" href="http://bostoncondoloft.com">The Boston Condo Loft</a></strong> and we thought we would put out a response on Boston&#8217;s newest trend:  <strong>Condo-Hotels.</strong></p>
<p><strong>What is a condo-hotel? </strong></p>
<p>Well &#8211; <em>their are two types of condo-hotels. </em></p>
<p>One type of condo-hotel is what I like to call <strong>&#8220;True Condo-Hotel&#8221;</strong>.  These condo-hotels we see all over the world but mainly in vacaction or second home destinations.  <span style="font-size: x-small;"> Buyers purchase a luxury vacation home at a world-class                              resort and receive rent revenue whenever they are                              not using their residence, helping to offset the costs                              of ownership.  Much of the time, even though you own the unit, you never get a key to the place.  You check-in and check-out with VIP service of course and WITHOUT the bill at the end of your stay <img src='http://www.bostoncondoloft.com/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' /><br />
</span></p>
<p>The second type of condo-hotel is what we have here in Boston and what many cities have all over the world in more &#8216;primary&#8217; living cities, not vacation destinations.  This type of <strong>condo-hotel</strong> is a true &#8220;mixed-use&#8221; building most of the time comprising of 3-4 different segments all within the same building structure.</p>
<p><strong>1.  Hotel Segment: </strong> Where the hotel operates its normal business, has its own lobby, front desk and staff.</p>
<p><strong>2.  The Condominium Segment: </strong> Here condominium owners have their own lobby as well, separate entrance, separate elevator shafts and staff and usually the condominium units are located above the hotel component giving the more valueable views to the condo owners.</p>
<p><strong>3 &amp; 4.  Retail &amp; Commercial Segment:</strong> Certainly not all, but many condo-hotels have retail and/or commercial component to them that ads convenience to both the overnight hotel stay and the long term condominium owners.</p>
<p><strong>Condo-Hotels here in Boston come in a few different &#8220;flavors&#8221;.</strong></p>

Rumor has it that he is selling his property in Utah (worth around $5 million) and his Belmont estate (currently worth around $3 million). Apparently he is going to hold onto his oceanfront place in California (worth around $12 million).
I&#8217;m going to go out on a limb here and guess that Romney has a good chunk of change to spend on a new Boston condo. If he sold both the Utah and Belmont estates that leaves him with $8 million to spend on a new Boston condo to break even.
Now this is simply for fun, I am not stating that he is looking to spend $8 million on a Boston condo, he may want to spend less, he may even want to spend more. Whatever Mr. Former Governor would choose to do is by all means his option.
Just for fun, I ran a search on the Boston condo search feature on our CondoDomain Boston website and then pulled up properties that MAY possibly be of interest to dear Mitt. In the search areas I checked the Back Bay, Beacon Hill, Bay Village, North End, Waterfront, West End, and South End neighborhoods. For added fun, I put a price minimum of $6,000,000 and a maximum price of $12,000,000.

Truly awesome loft living. That is what you find at The 1850. We just can&#8217;t get enough of these fabulous units. Who would have thought that an old piano factory would one day turn into 60 incredible loft units featuring exposed brick, wood beam ceilings, a variety of flexible floor plans, and polished concrete flooring. We&#8217;ve been over to The 1850 several times with our clients and definitely plan to be back quite often.

Making &#8220;green living&#8221; look ever so chic, The Macallen is hands down one of the most unique Boston condo buildings out there. Now an incredible icon in the South Boston skyline, The Macallen stands as an example that environmentally friendly building materials can create something gorgeous. Not only do we love The Macallen for their &#8220;green&#8221; approach, but this great condo building also was one of the first luxury buildings in South Boston making way for many more to come.

You can just taste the sweet sweet elegance of Battery Wharf the moment you set your eyes on Boston&#8217;s new waterfront luxury condo development. We love this development so much we are heading over there this week for a video tour&#8230;Stay Tuned lovers.

This completely restored white-marble and glass-walled building that was once a bank and then owned by the Archdiocese of Boston was turned into 23 condos recently and we couldn&#8217;t have been more thrilled.
