Battery Wharf Over 60% Sold

I had the pleasure of once again touring some units at The Residences at Battery Wharf last Wednesday, located on the North End’s Waterfront. With completion just over a year ago, Battery Wharf is now over 60% sold out! The property had a strong year in sales and plans to do even better in 2010, with an aggressive sales goal, so you will find it is the right time to buy here.

Battery Wharf is an absolutely gorgeous property with all amenities you could ask for. Amenities available to the residents include: hotel services from The Fairmont Battery Wharf Hotel, onsite restaurant, Sensing by Michelin Chef Guy Martin, onsite fitness room and valet garage parking, not to mention one of the best waterfront locations in the city overlooking Boston Harbor and just a few minute stroll to the restaurants and night life of the historic North End.

I was scouting 2 bedrooms for a client and was able to tour two different unit types that I thought represented some of the best values at the property. The first unit at Battery Wharf was a 2 bed, 2.5 bath, 1638 sq. ft. unit with a smart layout (one bedroom on each side of the unit) and balcony with water views. The asking price is $1.390 Million but I’m told there is flexibility. This is the last of this floor plan and unit location in the building so you won’t want to let it get away. The second intriguing option that I toured was a floor plan that is currently configured as a one bedroom, but with plans being drawn up to create a second full bedroom, making the unit a 2 bed, 1.5 bath with outdoor space. Depending on the location in the building, one of these units can be had for around $1 Million (asking price around $1.175M for the one that I toured). There are currently four units left with this floor plan, any of which can and will be turned into a 2 bedroom as part of the deal. At roughly 1,530 sq. ft. the potential purchase price represents an absolute steal for this property (or any other new construction of this quality in the city) at only $654 per square foot!!
