The 1850 Lofts Auction Results are in! Watch the excitement as these South End loft units were auctioned off in quite the event yesterday afternoon.

We are ecstatic to announce that we represented more than 15 buyers at the auction and 5 WINNING BIDDERS!!!

The 1850 Lofts Auction officially took place yesterday at 1:00 pm at Boston’s Westin Waterfront and proved to be a great day for both buyers and the developer alike. The buyers set the market for the building and Boston’s South End which resulted in a more than fair deal for everyone involved. The 1850 Lofts Auction was a great success for all parties involved.

The 1850 Loft Auction: 4 Days Away!

If you haven’t heard about The 1850 Lofts Auction yet, then you must learn now! These South End Lofts are going to auction and The 1850 Lofts Auction is just 4 days away. Taking place this Sunday, June 28th at the Westin Boston Waterfront in Boston’s Seaport District. If you’re familiar with CondoDomain and Our Boston Condo Loft blog (you better be!) you already know what huge fans we have been in the recent months of The 1850 Lofts in the South End and if you haven’t already heard…we are letting you know again that officially today The 1850 Lofts will go to auction on June 28th 2009.

There will be 35 loft units auctioned by The 1850 lofts and minimum bids for The 1850 auction will start at just $175K…what a steal. Oceania Auction This Weekend

More condos to hit the auction block…this time on Boston’s South Shore at the Oceania auction.

Oceania Residences, set atop Atlantic Hill, overlooking Nantasket Beach will have 8 residences auctioned off this Saturday, May 9th. One unit at the Oceania auction will be sold Absolute regardless of the price!

Some units at Oceania Residences were originally listed for $1.5 million and now the opening bids at the Oceania auction will start at $499,000.

Boston Auctions: Another One Hits The Block

Just weeks after the buzzworthy Longwood Tours Auction in Brookline and the John Hancock Tower was sold at a foreclosure sale, another Boston building hits the auction block…a Back Bay building.

The Back Bay 163,770 square-foot Art Deco building located at 441 Stuart St is now going to be up for auction and many believe this will be the second most notable auction to hit greater Boston. Manning Auctioneers will handle the auction sale.

According to news sources, the building at 441 Stuart St in Back Bay was purchased in 2004 for $37.5 million with plans to convert the top floors into luxury Back Bay condos. The project was then put on hold once Healthworks (a tenant in the building) filed a lawsuit against the condo conversion.

441 Stuart St currently holds retail tenants Healthworks Fitness Center and Starbucks on the lower floors and the original plan for this Back Bay condo conversion was to create condos on floors 5-11. These floors are now been gutted and winners of this Back Bay building auction have several possibilities of what to do with this space whether it be condos (housing), a hotel, or other uses…the list could go on. Originally built in 1927, 441 Stuart St was the New England Power Building. This building features 12,5000 square feet of retail space and a 45-car garage.

Interested parties looking to purchase a partially converted Back Bay condo building can head over to the auction April 28th when the building at 441 Stuart St goes up for sale.

Longwood Towers Auction Results Are In

What a day!  The Longwood Towers Auction kicked off without a hitch at exactly 1:00p.m. today at the Westin Copley Hotel in downtown Boston.

The buzz was flowing right from the second I valeted the car.  A jam packed lobby and some very attractive hosts guided us to the elevator where we would ultimately get off on the 3rd floor.  Here, the elevator door chimed open only to wait in a super long line of pre-registered bidders waiting to get their information packet, bidding paddle and some lanyards.   Of course I cut the line and ducked into the room past the FBI-like security; where I met up with some of our clients in preparation of the hecticness to come.

At exactly 1p.m. - Accelerated Marketing Partners led by longtime peer Jon Gollinger, kicked off the auction for the luxurious Brookline property.

I managed to get a few photos of the auction event from my trusty iPhone and also managed to get a few clips of video on our FlipCam - but after getting my second warning and threat of getting ejected from the event - I decided to put it away.  Its all good…we love AMP (Accelerated Marketing Partners) and we are happy to have several clients WIN a unit today!  Enjoy the vids!

LONGWOOD TOWERS AUCTION HIGHLIGHTS

Total units for sale: 40

Total units sold: 46 (they added 7 units during auction and also pulled 1)

Total sale volume: $24,595,000

Avg Price Studio: $255,500  (75% Sale Price to Last Asking)

Avg Price 1 Bed: $348,929 (81% Sale Price to Last Asking)

Avg Price 2 Bed: $586,238  (69% Sale Price to Last Asking)

Avg Price 2+Den: $789,750  (63% Sale Price to Last Asking)

Avg Price 3 Bed: $1,072,667  (53% Sale Price to Last Asking)

So what does all this data mean?

There are lots of opinions on the subject.  For starters - Longwood Towers is located in Brookline, MA.  As gorgeous of a property as it is - it still is not downtown Boston or part of our urban core.  Longwood has always served very well to the Longwood Medical community and of course the Fenway area - but is far from our core Back Bay, South End, Midtown, Waterfront, Seaport or North End neighborhoods.  For Brookline lovers, Longwood is an ideal option to be close to town, but far enough from the busy streets of downtown.

I think the auction went out a WIN-WIN for both the developer and the new condo owners.  If you pull comps for condominiums in Brookline, you will mostly see price per sq/ft in the $300-400’s, exactly where these prices fell today.  For a luxury building like this I would only expect to see these PPSF prices in the high $400’s to $500’s in Brookline.  The developer wins by unloading 46 units and setting the tempo for the remaining units in the project.  All in all I think a great day for all.

Don’t Fool Yourself by attempting to buy and save on your own!

Don’t fool yourself thinking you are going to save if you buy on your own.  It is not the case and 99.9% of time never the case.  This is the second person who has called me on this issue in the past month and I thought it was important to put out a post on this ASAP.

DO NOT BUY ON YOUR OWN WITHOUT A BUYERS AGENT.

DO NOT SIGN ANY DOCUMENTS WHEN YOU VISIT A PROPERTY, DEVELOPMENT OR OPEN HOUSE.

IF ASKED THAT YOU ARE WORKING WITH A BUYERS AGENT - ALWAYS, ALWAYS SAY YES (even if you have not decided).

These 3 things will protect you and leave all of your options open so you can make a decision later on.

The Scenario: Mr. Buyer (lets call him Jimmy for  this scenario), like many of our clients, is a savvy consumer.  He used our website along with dozens of other websites, went to numerous open houses and on-site sales & marketing centers for the new luxury condominium developments.

After about a month of searching and touring condo properties, he fell in love with a 2 bedroom unit in a luxury new development here in downtown Boston.

He started the offer process on his own and did not name a buyers agent.  Even when asked, “Jimmy are you working with a buyers agent?” he noted that he was not -  in hopes to save 2.5% (a typical buyers agent commission).

After a few days of negotiations - they came to a settled price.  When that happened, he then asked for an additional 2.5% off because he was not using a buyers agent.

The on-site sales person noted that this was not acceptable and the developer would not agree to this.  After a few more days of it going no where - Jimmy called me and explained the scenario.

At this point I tried to hop into the equation, just as a last ditch effort to help Jimmy.  I knew the odds were against us, but I tried.   The developer who I have done a lot of business with noted that he could not accommodate the request - and I understood.

I told Jimmy this was very common and the developer spends hundreds of thousands of dollars in marketing his project and that he would not agree to those terms.  When a developer goes to sell his condominium units he estimates about 50% will be direct sales (like Jimmy) and 50% will be co-broke sales, when a real estate agent or broker like me helps someone find a unit in a new development.

Bottom line is that there is no double-dipping - and that’s only fair!

Bottom Bottom line is that - no matter what - do not give your right up for buyers’ representation.

Not only do we do this everyday and negotiate better than anyone in town - but you receive CASH BACK via our commission refund program.

Take aways:

1. Never waive your right to a buyers agent representation (we work for you and you only)!

2.  Every real estate agent and marketing associate ALWAYS works for the seller, even if it does not feel that way, EXCEPT buyers agent who work for you and your private interests.

3.  Look at all of your options.  For example our company is not just a great buyers brokerage - but we give you cash back - kind of like what Jimmy was looking for!
