Boston Open Houses This Weekend

By Anthony Longo 16 04 2009

Looks like this is the weekend for open houses in Boston !!!

This a.m. I came into work to run some searches for a relocation client who is coming in to Boston this weekend - and I was blasted with the little “Open House” pins all over our MLive Maps.  Take a look at the screen shot above - this is a simple South End Condos Search and more than 80% of them are having an open house this weekend.  I am assuming that  most of the other Boston neighborhoods are the same - so I did some quick links for you below on all Open Houses in Boston this weekend!

Well if you are interested in South End Condos - here is an easy link to all South End Open Houses (109).

Quick Links To Other Open Houses:

Back Bay Open Houses (48)

Beacon Hill Open Houses (25)

Charlestown Open Houses (39)

North End Open Houses (17)

Fenway Open Houses (14)

Waterfront Open Houses (23)

South Boston Open Houses (91)

Seaport District Open Houses (26)

Leather District Open Houses (5)

Midtown Boston Open Houses (11)

*** REMINDER ***

If you are going to open houses this weekend (or anytime for that matter) - never waive your right to a buyers agent (read this post if you missed it:  Don’t buy alone!).

If you are asked by the host or listing agent to sign-in, that is absolutely fine and normal.  Most of the time on the open house sign-in book, there is a place that asks if you are working with a buyers agent or a buyers broker.  ALWAYS ANSWER THIS - YES! (If they ask for a name - you can feel free to use my name - Tony Longo w/CondoDomain)

Even if you have not engaged a buyers agent (like CondoDomain) this will leave the option for you to engage us in the future.

Say you fall in love with that particular place and want to submit an offer.  If you end up doing it on your own, the listing agent has 100% fiduciary duties to represent the sellers interest and the sellers interest only.  This means anything the agent tells you is pretty much NOT in your interest.  Working with a buyers agent does not cost you any $$$ out of pocket and the buyers agent commission is already worked into the price you are bidding on (whether you know it or not, the listing agent is getting paid both brokerage fees).

Bottom line - the service & the savings of a buyers agent is priceless - use one!

Bonus: Any buyers agent will add value to your transaction and help you tremendously in the home-buyer purchase.  Here @ CondoDomain we are a bit different and we actually provide you the exact same service as any other  buyers agent (well, maybe a bit more as we are a data-driven company) and you will get CASH BACK when you buy with us.  I know sounds crazy…but it’s true!  Don’t believe it?  Check out how it works.

Well - you already know I will be flying around the South End & Seaport neighborhood on Saturday and Sunday - if you see me, make sure to yell out and say hello!  Happy Hunting!

Spring For a Fab Boston Roof Deck

By Erica Farthing 30 03 2009

Spring is here and even though we aren’t exactly feeling those springtime temps (get here already!) it’s nice to know that the warm weather is eventually going to arrive in Boston.

We all know those days when the sun is shining, you can finally throw some flip flops on, and you’re just itching to get out of work at exactly 4:59pm because you just HAVE TO GET OUTSIDE! Sure, there are several restaurants boasting outdoor patios that are absolutely fabulous (ie. Tias, Fiore, Croma, Scoozi, etc.) but eventually you tire of the crowds. Nothing sounds better than relaxing outside with a cold beer & some great friends.

Oh, the roof deck. The “backyard” to all of us concrete jungle dwellers. The problem is, who has one? If you are one of the lucky ones to own a Boston condo with a private roof deck, I admit I am quite jealous. However, I know there are many of you out there without your very own private roof deck. If you are without a private roof deck in Boston, you are left with two options: Make sure you are friends with someone who owns a roof deck in Boston OR you can always buy your own Boston condo with a roof deck. While the first option is obviously the most affordable…I don’t necessarily recommend using someone for outdoor space in the city :)

Check out some of the best private roof decks in Boston on the market right now!

Back Bay
495-497 Beacon St unit #10, 2 Bd 1 Ba, 762 sq ft, $589,000
Take a look at this amazing penthouse in Back Bay with a private roof deck with views of the Charles River. Fourth of July anyone? That would be one killer soiree.

Beacon Hill
59 West Cedar unit #6, 2 Bd 1 Ba, 720 sq ft, $579,000
Another spectacular private roof deck can be found in this Beacon Hill condo for sale. Located on quiet West Cedar Street, this Boston condo private roof deck also features views of the Charles River. Hang out in Beacon Hill on fabulous days in Boston in the privacy of your own Beacon Hill condo.

South End
139 E Berkeley St unit #403, 1 Bd 1 Ba, 824 sq ft, $439,000
This trendy South End condo features a wall of windows, high ceilings, bamboo flooring and you guessed it…a large, private roof deck with sweeping views of Back Bay and downtown Boston skylines. Who wouldn’t want to spend their summer evenings relaxing here.

Seaport District
35 Channel Center St unit #501, 1 Bd 2 Ba, 1912 sq ft, $1,090,000
This Seaport District condo features loft living at its best! Spacious living spaces, dramatic post & beam ceilings with skylights, an open chefs kitchen, and yes a private roof deck! Take in the beautiful sights from this roof deck in the Seaport District with sweeping views of the Financial District, Boston Harbor, and everything else in the Boston skyline.

Charlestown
4 Bunker Hill Ct, 2 Bd 1 Ba, 1415 sq ft, $453,000
This recently renovated single family home in Charlestown features not one, not two, but THREE private outdoor spaces (Somebody say cookout?!) in addition to two wood burning fireplaces and hardwood floors throughout, making this Charlestown home the perfect summer hangout.

Midtown
1 Nassau St Unit #2208, 2 Bd 2 Ba, 1543 sq ft, $1,149,000
Not only does this 22nd floor penthouse in Boston’s Midtown area feature panoramic views of Boston, Viking appliances, & a Jacuzzi in the master suite, this Boston condo also features a very large private patio perfect for entertaining- or simply enjoying quiet time to yourself. This private roof deck is a gorgeous find in downtown Boston.

Spring is coming, hurry up and find a friend with a roof deck…or buy one of these yourself

Charlestown Navy Yard Condos

Charlestown Condos: Located in a Beautiful Community Convenient to Downtown Boston

The Charlestown condo market has flourished over the past decade due to the community’s beauty and its accessibility to downtown Boston. The now decommissioned Navy Yards that dominated Charlestown real estate have been converted into commercial and residential spaces. Charlestown real estate is a mix of Federal, Colonial, and Victorian style houses; brownstones lining Monument Square; and luxury Charlestown condos and townhouses along the waterfront. These luxury Charlestown condos are a hot commodity among young professionals, who are joining the families that have lived in Charlestown condos for years.

Due to the recent revitalization of Charlestown condos, many restaurants and shops have opened in downtown Charlestown real estate and along the waterfront. One of Boston’s waterfront restaurants, Tavern on the Water, is located in the Navy Yard. Downtown Boston and the North End are both a short walk for Charlestown condo dwellers. Charlestown real estate is very desirable for professionals who work downtown or in the Financial District.

If you are looking to invest in Charlestown real estate, there are a variety of choices available. However, finding the perfect Charlestown condo can be tricky if you don’t have the proper resources. At CondoDomain we specialize in luxury Charlestown condos as well as real estate throughout the Boston area. Cure Those Winter Boston Blues

By Erica Farthing 14 01 2009

The holidays are over and we are all searching for something else to look forward to until springtime…well, at least I know I am. Good thing there have been a lot of new restaurant/lounge openings in Boston to report! So on these dreadful winter nights, check them out…and let me know how they are!

Head over to the Back Bay to the newly opened Minibar located in the Copley  Square. This chic, super cool lounge offers a fabulous variety of mixed drinks and specialty cocktails, fantastic service, and a unique piattini style menu. Head over to 51 Huntington Ave in the Back Bay on any given night and check out their tres chic bottle service menu. Mini bottles of liquor and champagne await your arrival. Good for after work drinks, a fun night on the town, and anything else in between. Head over to Minibar in Back Bay soon…you may just run into your friends at CondoDomain there :)

Already a frequented spot in Boston’s Theatre District, Max and Dylan’s has recently opened a second location in Charlestown. This new Max and Dylan’s location at 1 Chelsea St in Charlestown is brought to you by the same restaurant group behind Scollay Square and Tavern on the Water. With a menu consisting of five different varieties of mac & cheese, how could you go wrong?! So, if you are in the search for something different, make plans on one of these cold winter days to head over to Max and Dylan’s Charlestown location.

And last, but certainly not least… In what seems to have taken forever in this ongoing North End development we now know as Battery Wharf…the highly anticipated restaurant has finally come to its senses. Sensing opened today in the Fairmont Battery Wharf located at 3 Battery Wharf in Boston’s North End. According to the report in today’s Daily Candy, Chef Guy Martin has created a menu that combines Asian, French, and American cuisine, while at the same time using New England fish, beef, and cheese. Not to sound partial, but as a huge fan of the Residences at Battery Wharf located on Boston’s historic waterfront, I can’t help but be thrilled to hear about this opening.

Learn more about Battery Wharf

Are you FULL of food information now in the Boston area? Feel too stuffed? Well here’s some more exciting news…Equinox is coming to the Financial District! Already in the Back Bay, Equinox Fitness Clubs are set to open a second location on Franklin St in the Financial District. Try all Stay tuned for updates…you will thank me :)

And of course as always, feel free to contact us for any and all questions! We love to hear from you.

Boston High-End Luxury Condos Gets Release From Press

By Anthony Longo 2 01 2009

Has the press finally seen the light?  After an entire year of bad press after bad press, the luxury market in downtown Boston gets a sunny-side-up review!

The Boston Hearld reports today that …

Condominium sales may have tanked statewide, but Boston’s luxury condo market is still cruising along.

Sales of condos priced at $600,000 or more rose to 849 from January through November, up from 806 for the same period in 2007, a 5.3 percent increase, according to The Warren Group, publisher of Banker & Tradesman.

Meanwhile, the median price for high-end properties increased by 3.7 percent to $959,000 this year, up from $925,000 in 2007.

“People want to live in downtown Boston and that hasn’t changed,” said Tracy Campion, a broker who specializes in luxury sales. “A Tiffany necklace is still a Tiffany necklace.”

While the constant drumbeat of bad real estate news has sent some agents seeking other careers, Boston’s downtown neighborhoods continue to sell. The trend appears to fit the law of supply and demand. One year ago, the MLS Property Information Network listed 471 condos priced above $600,000. Today the total is 403.
