W Boston Condos & The Living Room

By Erica Farthing 25 06 2009

The all-new W Boston condos are all the rage and talk about town these days. With this hot new luxury Boston condo development hitting town and opening in Boston’s Midtown & Theater District this coming fall, there is a lot of discussion on just how it will affect the Boston social scene on a variety of levels.

W Boston condos will feature the well-known worldwide W brand for its luxury hotel brand and sexy W style can be seen in the W Boston’s hotel, condos, and new lounges/bars. W hotels are an example of a global lifestyle brand featuring a dynamic combination of chic design & ultimate comfort from such cultural influences as fashion, music, and art.

The lobby bar, just as it is called at every other W Hotel lobby bar worldwide is set to be called, The Living Room. Uh oh. If you are familiar with Boston’s North End you will know that Boston already has a bar called The Living Room…things could get a little confusing.

Not only could the same names in the same city get confusing…but the same concept! The Living Room in Boston’s North End is well-known throughout the city for its signature cocktails, board games, and comfortable “loungey yet chic” atmosphere perfect for anything from after work drinks to Sunday brunch. And what will the W Boston’s The Living Room feature? You guessed it- signature cocktails and board games!

While we eagerly anticipate the opening of the W Boston condos and its fabulous hotel, we must also wait in anticipation on what the outcome of this Living Room mix-up could be! I guess we will have to just start using street addresses when telling our friends to meet us at “The Living Room”.

Regardless of the outcome, who isn’t excited for more lounges with board games? I know I am.

Boston Open Houses This Weekend

By Anthony Longo 16 04 2009

Looks like this is the weekend for open houses in Boston !!!

This a.m. I came into work to run some searches for a relocation client who is coming in to Boston this weekend - and I was blasted with the little “Open House” pins all over our MLive Maps.  Take a look at the screen shot above - this is a simple South End Condos Search and more than 80% of them are having an open house this weekend.  I am assuming that  most of the other Boston neighborhoods are the same - so I did some quick links for you below on all Open Houses in Boston this weekend!

Well if you are interested in South End Condos - here is an easy link to all South End Open Houses (109).

Quick Links To Other Open Houses:

Back Bay Open Houses (48)

Beacon Hill Open Houses (25)

Charlestown Open Houses (39)

North End Open Houses (17)

Fenway Open Houses (14)

Waterfront Open Houses (23)

South Boston Open Houses (91)

Seaport District Open Houses (26)

Leather District Open Houses (5)

Midtown Boston Open Houses (11)

*** REMINDER ***

If you are going to open houses this weekend (or anytime for that matter) - never waive your right to a buyers agent (read this post if you missed it:  Don’t buy alone!).

If you are asked by the host or listing agent to sign-in, that is absolutely fine and normal.  Most of the time on the open house sign-in book, there is a place that asks if you are working with a buyers agent or a buyers broker.  ALWAYS ANSWER THIS - YES! (If they ask for a name - you can feel free to use my name - Tony Longo w/CondoDomain)

Even if you have not engaged a buyers agent (like CondoDomain) this will leave the option for you to engage us in the future.

Say you fall in love with that particular place and want to submit an offer.  If you end up doing it on your own, the listing agent has 100% fiduciary duties to represent the sellers interest and the sellers interest only.  This means anything the agent tells you is pretty much NOT in your interest.  Working with a buyers agent does not cost you any $$$ out of pocket and the buyers agent commission is already worked into the price you are bidding on (whether you know it or not, the listing agent is getting paid both brokerage fees).

Bottom line - the service & the savings of a buyers agent is priceless - use one!

Bonus: Any buyers agent will add value to your transaction and help you tremendously in the home-buyer purchase.  Here @ CondoDomain we are a bit different and we actually provide you the exact same service as any other  buyers agent (well, maybe a bit more as we are a data-driven company) and you will get CASH BACK when you buy with us.  I know sounds crazy…but it’s true!  Don’t believe it?  Check out how it works.

Well - you already know I will be flying around the South End & Seaport neighborhood on Saturday and Sunday - if you see me, make sure to yell out and say hello!  Happy Hunting!

Boston Condos With Pools

By Erica Farthing 2 04 2009

The other day as I was browsing through Twitter when I came across a Boston-based company called Poolside Pong. Poolside Pong is the only year round inflatable beer pong table that has all of the traditional features of beer pong to bring to pools, lakes, beaches, tailgates, etc.

This really got my mind spinning! This looks amazing…but to us Boston city-dwellers, it creates the question..Who has a pool we can use!? Especially a Boston pool to play poolside pong!

Thus began my extensive research on Boston pool locations & Boston condos with pools.

Just like our Boston roof deck post last week, with the rising temps we are reminded that warm weather in Boston is just around the corner. There is nothing better on those sizzling summer days in Boston than to just into a refreshing pool. Hurry up and research which one of your friends has access to one of these rare pools in Boston or you could always buy your own.

Sure, The Colonnade roof top pool is simply fabulous and we all know that we can always go there to get some fun in the sun, but where are the rest of the swimming pools in this fair city?

Take a look at Boston condo buildings with pools:

151 Tremont Midtown Boston

45 Province Midtown Boston

Parris Landing Charlestown

The Somerset Back Bay Boston

The Macallen South Boston

The Atlantic at Marina Bay Quincy

Harbor Towers Waterfront Boston

390 Commonwealth Ave Back Bay Boston

Union Wharf North End Boston

If you know of anymore low-key Boston pools around let me know…I am continuing to look into it so stay tuned to our Boston Condo Loft blog for more details to come on what pools to hit up in Boston.

Don’t forget the spf 15! :)

Located at the foot of Beacon Hill and just steps from Boston’s Financial District, this 32 floor high-rise Boston condominium building is unlike anything Boston luxury lifestyles have never seen before. Spring For a Fab Boston Roof Deck

By Erica Farthing 30 03 2009

Spring is here and even though we aren’t exactly feeling those springtime temps (get here already!) it’s nice to know that the warm weather is eventually going to arrive in Boston.

We all know those days when the sun is shining, you can finally throw some flip flops on, and you’re just itching to get out of work at exactly 4:59pm because you just HAVE TO GET OUTSIDE! Sure, there are several restaurants boasting outdoor patios that are absolutely fabulous (ie. Tias, Fiore, Croma, Scoozi, etc.) but eventually you tire of the crowds. Nothing sounds better than relaxing outside with a cold beer & some great friends.

Oh, the roof deck. The “backyard” to all of us concrete jungle dwellers. The problem is, who has one? If you are one of the lucky ones to own a Boston condo with a private roof deck, I admit I am quite jealous. However, I know there are many of you out there without your very own private roof deck. If you are without a private roof deck in Boston, you are left with two options: Make sure you are friends with someone who owns a roof deck in Boston OR you can always buy your own Boston condo with a roof deck. While the first option is obviously the most affordable…I don’t necessarily recommend using someone for outdoor space in the city :)

Check out some of the best private roof decks in Boston on the market right now!

Back Bay
495-497 Beacon St unit #10, 2 Bd 1 Ba, 762 sq ft, $589,000
Take a look at this amazing penthouse in Back Bay with a private roof deck with views of the Charles River. Fourth of July anyone? That would be one killer soiree.

Beacon Hill
59 West Cedar unit #6, 2 Bd 1 Ba, 720 sq ft, $579,000
Another spectacular private roof deck can be found in this Beacon Hill condo for sale. Located on quiet West Cedar Street, this Boston condo private roof deck also features views of the Charles River. Hang out in Beacon Hill on fabulous days in Boston in the privacy of your own Beacon Hill condo.

South End
139 E Berkeley St unit #403, 1 Bd 1 Ba, 824 sq ft, $439,000
This trendy South End condo features a wall of windows, high ceilings, bamboo flooring and you guessed it…a large, private roof deck with sweeping views of Back Bay and downtown Boston skylines. Who wouldn’t want to spend their summer evenings relaxing here.

Seaport District
35 Channel Center St unit #501, 1 Bd 2 Ba, 1912 sq ft, $1,090,000
This Seaport District condo features loft living at its best! Spacious living spaces, dramatic post & beam ceilings with skylights, an open chefs kitchen, and yes a private roof deck! Take in the beautiful sights from this roof deck in the Seaport District with sweeping views of the Financial District, Boston Harbor, and everything else in the Boston skyline.

Charlestown
4 Bunker Hill Ct, 2 Bd 1 Ba, 1415 sq ft, $453,000
This recently renovated single family home in Charlestown features not one, not two, but THREE private outdoor spaces (Somebody say cookout?!) in addition to two wood burning fireplaces and hardwood floors throughout, making this Charlestown home the perfect summer hangout.

Midtown
1 Nassau St Unit #2208, 2 Bd 2 Ba, 1543 sq ft, $1,149,000
Not only does this 22nd floor penthouse in Boston’s Midtown area feature panoramic views of Boston, Viking appliances, & a Jacuzzi in the master suite, this Boston condo also features a very large private patio perfect for entertaining- or simply enjoying quiet time to yourself. This private roof deck is a gorgeous find in downtown Boston.

Spring is coming, hurry up and find a friend with a roof deck…or buy one of these yourself
