Waterfront Boston Condos: Living on a Wharf

By Erica Farthing 27 05 2009

One of the great aspects of Boston that sets it apart from other major cities across the U.S. and around the world is that fact that it is situated along the water with gorgeous views of Boston Harbor and the Atlantic Ocean. The crisp, blue ocean water plays host to a variety of ships and boats and is always there for a gorgeous view.

Boston condos have been built along Boston’s beautiful waterfront and one of the most common areas you can find them is along the various Wharfs found throughout Boston. A Wharf is like a pier projecting and raised over the water and Wharf living in Boston holds some of the most exclusive and unique Boston condos available on the waterfront.

Living in a Boston condo on the waterfront on a Wharf allows you to sit back in the privacy of your own home while taking in the breathtaking sight of ships coming in and out of the harbor, the sparkling blue water, and the glistening city in the back drop. Some waterfront Boston condos can be found along these well-known Boston wharves: Battery Wharf, Russia Wharf, Burroughs Wharf, Commercial Wharf, India Wharf, Lewis Wharf, Lincoln Wharf, Rowes Wharf, Union Wharf, and Constellation Wharf. (Please feel free to let me know if I have overlooked any!)

Volvo Ocean Race at Boston’s Fan Pier

By Erica Farthing 12 05 2009

If you have not had a chance to check out the Volvo Ocean Race set up at Fan Pier, I strongly suggest to head over to the Seaport District this week to check it out!

The Volvo Ocean Race arrived in Boston on April 25th and will be leaving this Saturday May 16th when they will then head off to Galway, Ireland. This 10 city worldwide sailboat race is definitely something new & exciting in Boston’s Seaport District.

There are several things to do at this free event at Boston’s Fan Pier. Check out all of the new Volvo’s on display, there is even a Volvo built from Legos…very cool. Walk along the waterfront and take a look at the awesome racing sailboats that are making their journey around the world and then head over to Puma City to sip on cocktails on their roof deck bar or browse the vast amounts of Puma gear available to purchase at the Puma shops.

Different events are happening throughout the days and nights at the Volvo Ocean Race at Fan Pier. Take a look at what is in store for the remainder of this exciting event in the Seaport District.

And as always - if your looking for the most new and exciting Boston condos - you know who to call!

Boston Restaurants with Patios

By Erica Farthing 6 05 2009

Patio season has arrived. After enjoying a few days with a glorious return of warm weather to Boston…when anyone is deciding on their restaurant dining options…patios play a huge factor. Summertime is just around the corner and the best place to enjoy a night out is on a Boston restaurant patio. Several Boston restaurants with patios offer spectacular views of the city, a great space for people watching, and of course, excellent food & drinks!

Who wants to eat inside on a gorgeous summer evening? I certainly don’t and I doubt you do either.

So what exactly are the best outdoor dining options in Boston? I have developed a list according to the neighborhoods of a few of my personal picks for the best Boston restaurants with patios, please feel free to contact me with more suggestions!

Back Bay
Scoozi: Feel like popping a bottle of champagne at lunch? Well Scoozi on Newbury Street is the place. And if you just want a great salad or sandwich…Scoozi has that too. On the patio you can enjoy taking in the scene of Back Bay’s popular Newbury Street shopping destination as shoppers walk by and the Back Bay buzzes with life after a long winter. It may not be the biggest of Boston restaurant patios, but it’s sure on of my favorites!
Other great Back Bay restaurants with patios: Parish Cafe, Stephanie’s on Newbury, Croma, & Via Matta

South End
Stella: This fantastic South End restaurant offers a fun and exciting atmosphere inside and out. Think South End meets South Beach in this ultra chic restaurant. Enjoy their large cocktail list and delicious Italian food options on the patio at Stella on any given summer day or night.
Other great South End restaurants with patios: The Beehive, Sibling Rivalry, Toro, Masa, & Tremont 647

Fenway
Eastern Standard: By far one of my favorite restaurants in Boston. Sorry to sound partial but it is! Why you ask? Not only do they have a fabulous patio along Comm Ave that reminds me of something you would sit at along Ocean Drive, but their elaborate drink menu and food with New England and European favorites keep you there for hours on end. Whether you are looking to grab a nice meal before hitting up a Red Sox game or just looking for a great Boston restaurant with a patio, Eastern Standard is an excellent choice.
Other great Fenway restaurants with patios: Cask’n Flagon, Burton’s Grille,  & La Verdad,

North End/Waterfront
Tias: Where else can you go right after a long work day to enjoy a few drinks and take in the views of Boston Harbor. Situated directly next to Columbus Park and at the foot of Boston’s North End, Tia’s is a great option for outdoor dining in Boston. And with their incredibly spacious patio, locals and tourists alike can enjoy this great outdoor spot.
Other great North End/Waterfront restaurants with patios: Joe’s American Grille, The Living Room, Mother Anna’s, & Fiore

Seaport District/Fort Point Channel

LTK: Legal Test Kitchen located in Boston’s Seaport District offers an extensive menu from everything ranging from your seafood favorites to innovative multi-cultural cuisine. With numerous specialty cocktails on the menu (try the watermelon crush) LTK is one of the best spots to check out in the Seaport District.
Other great Seaport District/Fort Point Channel restaurants with patios: Atlantic Beer Garden, Barking Crab, & 606 Congress

Charlestown
Tavern on the Water: Take in the amazing views of Boston from the other side of Boston Harbor while you drink a dark n stormy. Boaters and land-dwellers unite to celebrate the return of summer. Sit on the patio outside and watch as boats go by. Tavern on the Water is a great option for outdoor patio dining & drinking.
Other great Charlestown restaurants with patios: Navy Yard Bistro

Cambridge
dante: Call me a sucker for amazing views, but then again, isn’t that the point of outdoor dining? And as far as views go, dante is one of the best. Sitting on the Cambridge side of the Charles River, the patio at dante allows you drink in not only their fabulous cocktails but the spectacular views of Boston’s Back Bay and Beacon Hill.
Other great Cambridge restaurants with patios: Upstairs on the Square, OM Restaurant & Lounge, & Oleana

So there you have it. Boston is filled with several options for outdoor dining on patios. I’m sure there are many that I have missed and I promise to be on the search for more Boston restaurants with patios as this great weather continues!

Feel free to shoot me an email or leave a comment on YOUR favorite Boston restaurants with patios, I love hearing from you!

FP3 Lofts: Award Winning Architecture & Unique Design

By Erica Farthing 20 04 2009

Last week I wrote about a panel discussion that was taking place in Boston’s Back Bay regarding the mix of old & modern buildings in downtown Boston. Boston’s Fort Point Channel neighborhood stands as a true example of this blending of both historic and new.

FP3 Lofts located at 346 Congress St in Boston’s Fort Point Channel is a new condo loft development that proves to be an incredible example of the renovation of historic buildings by maintaining the original structure, but creating a new and modern structure. Both elements of the historic building and new construction can clearly be seen by taking a look at FP3 Lofts at 346 Congress St.

The original buildings at FP3 have remained with a three-story addition added to the top and a new building, matching the brick facade of the original has also been added. The old and new work together to create this unique Fort Point Channel loft development. The older buildings were built around 1900 and were wool warehouses for the Boston Wharf Company. Because the lower levels of these buildings were used for selling goods, the windows were built quite large to allow a large amount of light into the rooms. This is just one example of the unique architecture at FP3 Lofts. The buildings that make up the FP3 Lofts, both old and new, all have a variety of different floorplans, now two condos or lofts are exactly the same.

Just announced last week, FP3 Lofts and the architect responsible for the design of FP3 Lofts, Hacin + Associates, was one of the selected recipients for the 2009 Housing Awards from the American Institute of Architects.

According to the award:

Fort Point Loft Condominiums – Boston, Massachusetts
Hacin + Associates, Inc.
This 140,000 square foot project encompasses the adaptive reuse of two historic structures, the construction of a new building on an adjacent lot, and a three-story rooftop addition above all three structures.  The program includes 99 condominium units [with 8 affordable units, including 3 artist live/work studios], two levels of restaurant/retail and a lobby/art gallery. The new facade at 346 Congress takes cues from the restored facades at 348 and 354.  Together, the three buildings relate to one another with a progressive series of window groupings, architectural details, colors, materials and proportional rhythms

This is yet another exciting development in the progress of the Fort Point Channel and is a great example of the way FP3 Lofts were built in such an interesting and considerate way.

FP3 Lofts, More than 50% off units below $500,000!!!

By Anthony Longo 16 04 2009

I was sitting with Joe Laurano the other day who is the Director of Operations for ResMark, the on-site sales & marketing company for FP3 Lofts, and he noted to me, “Do you know that 50% of our units are priced under $500,000?” I almost fell off the back of my chair.  It just sounded out of place to me.  A gorgeous, full service luxury building with half of their units under $500k.  Couldn’t be right.  Well he let me take a peak…and he was right.

FP3 Lofts is not fooling around.  This is by far one of the sexiest buildings in all of Boston and now one  of the most affordable luxury condominium developments!

Here at CondoDomain, we are offering even another great incentive.  Because this property sits directly across the street from our office (easy & cost effective commute) we are giving an incentive cash back reward for any buyers who sign a reservation form this month (April).

Interested in FP3 - contact us! (make sure to tell us you found us on the blog)
