Prices Lowest Since 2003

According to an article in the Boston Business Journal posted today, Boston-are home prices are the lowest since 2003!

This is very interesting news for Boston real estate.

Our friends over at Zillow have released their third quarter home sales data indicating that Boston real estate prices are off 16.6% from their all-time high in 2005.

The average home in the Boston area was worth $405,849 in the second quarter of 2005 and now the average price has dropped to $338,538, a level not since seen since the second quarter of 2003.

Zillow also found that Boston real estate figures continued to outperform the national average. On a national level, homes lost 9.7% of their value while the Boston area average loss was only 7.7%. Another positive Zillow found was that number of homeowners who owe more than their home is worth is down to a 5 year low of 7.1%.

This survey included Boston, Cambridge and Quincy data.

Condolicious NorthPoint, So Delicious

In the recent months, I have heard a lot about the NorthPoint project and just yesterday, I was able to tour the site personally. Of course, it is my job to be in the know of all of the Boston condo developments, and because I love my job, touring a new condo project made my day!

The very gracious and informative Elsbeth Pratt, who manages the marketing for NorthPoint, gave our very own buyers agent Thomas Cincotti and myself a personalized tour. Thanks you Elsbeth!

Located just north of the Charles River in the eastern part of Cambridge, NorthPoint is situated in close proximity to Boston’s North End, Charlestown, Somerville, and Cambridge.

As a new condo development in Boston, NorthPoint is located on a 45-acre stretch of land with plans for the addition of NorthPoint T Station on the green line, 2.2 million square feet of commercial space, 2,700 residences, and a 10-acre park. The NorthPoint vision is to create a small community within the city offering restaurants, retail, health clubs, and accessiblity to Boston and surrounding areas. This redevelopment is expected to be completed in 2012.

Currently, NorthPoint is comprised of two buildings (Sierra and Tango), both offering different condo features and options, with 27 different floor plans available. Residents have already moved in to these units and there are still condo units ready for move in!

Sierra, the smaller of the two NorthPoint buildings, has 90 units- each one a loft, with options ranging from one and two bedroom lofts, as well as a one bedroom plus den.

The condo units in Sierra feature 18′ ceilings, stainless steel appliances, large windows, and extra storage space. There is an atrium located in the center of the building, filled with green bamboo, and some units have bedroom windows that look over this atrium. Units in Sierra range from around $400K-$700K. This particular unit in Sierra is a one bedroom loft unit with built in California Closets. Very Nice!


Our next stop on the NorthPoint tour was the second building- Tango. Built in the shape of a T, Tango is 12 stories on on the end of the “T” and the long portion is 10 stories high. Units in Tango at NorthPoint range from studios, one and two bedroom options, and even a duplex option on the 9th floor featuring terraces offering spectacular views of the Boston skyline.

Units in Tango range from around $300K for a studio all the way to about $800K for a two bedroom two bathroom flat.

Among the many great features in this condo development, NorthPoint offers its residents a free parking space per unit! The lot is located right next to the buildings, and for those of you familiar with Boston, this is an amazing amenity! There is also parking available in a garage below the building where a parking space can be purchased for an extra fee.

Cambridge Resident Parking

Did you know that if your a resident of Cambridge and obtain a parking permit, that you can park anywhere citywide I though that was pretty cool. Unlike Boston where it is neighborhood specific, so if you drive your car from the Back Bay to the South End you need to duke it out for a meter like everyone else!

Want a sticker

Your vehicle must:
Be registered in your name at your Cambridge address
Be principally garaged at your Cambridge address
Weigh less than 2.5 tons

Leased vehicles must still be registered in Mass and principally garaged at your Cambridge
Company vehicles must be registered in Mass and principally garaged at your Cambridge address. You must have a letter from your company, on company letterhead, stating that the vehicle has been assigned to you and you maintain control over the vehicle at all times. The letter must include the name, title, and phone number of your supervisor

 

Fee:
* $8.00 for the initial resident permit which includes one visitor parking permit per household
* $8.00 per vehicle for any additional resident parking permits in the household
* A replacement permit is free if you return your old permit
* Replacement fee?for lost or stolen permits is $50.00

No fee if:
You are age 65 or older. Provide proof of age.
You have disability plates or placard.

Today we took a tour at One First for one of our clients who is currently in Florida. He noticed a few units on our website in which the price had been reduced so we went over and belted out some photos for him. At the moment he is reviewing the photos and we are determining if we want to put an offer in one One First. How about that….talk about efficient, right

One First is an all new condominium development in East Cambridge. Located right next to the Glass Factory, Regatta Riverview, and Northpoint, One First has its own set of characteristics. One First is like a mini urban village with the convenience of a private community, the charm of an enduring neighborhood with the amenities of modern living.

Need access to transportation…it doesnt get much easier than this - One First is located across the street from the Lechmere Green Line MBTA stop.

Need to get some shopping done or dine out You are about 35 steps to the Cambridge Side Galleria.

One First is made up of 5 addresses, so make sure you are searching all of the addresses which include Cambridge Street, First Street and Otis Street. In the entire condominium development there are 196 condo units, plenty of indoor garage parking, fitness facility, library/media room and full time concierge. There are some upgraded packages available upon request, but they are at 80% sold so not sure how much more of that stuff is left.

Northpoint Update: East Cambridge

Northpoint Condo Project Still Unresolved

As most of you know we are big fans of the Nortpoint project. Even through its troubles, time will eventually bring this great vision for East Cambridge to fruition. See recent blog posts on Northpoint here, here and here.

Just when the future of the mega-sized NorthPoint project in East Cambridge was beginning to look a little sunnier, it appears greyer skies are on the horizon for the embattled development.

Last week, the Boston Herald reported the investment company that had initially agreed to buy the NorthPoint complex may be trying to back out of the deal.

Woody McMahon, a spokesman for the Archon Group, would not confirm an attempt on his company’s part to withdraw its purchase agreement.

It’s a very difficult transaction, McMahon said. We’ve have a number of conversations with the involved parties as it relates to this transaction.

According to a Herald report, a letter sent from the Archon Group on Jan. 17 indicated the company wanted to terminate its purchase agreement with Pan Am Railways, the parent company of the Boston and Maine Corporation, and the Cambridge NorthPoint LLC. Asked about the letter, McMahon would only say the facts are incorrect. Continued…

On a great tour of Northpoint in East Cambridge today we saw 4 great units (1 of each style available) in the Tango building. We didnt get a chance Here is the scoop with Northpoint as far as the product goes. Each unit comes with one parking spot. The parking spot is included in the price of your Northpoint Condo however it is an outdoor spot. They have indoor spots under the building available but that would run you an additional $38k (for a compact spot) or for you people who have the Range Rovers and Suburbans your spot will be $50k on top of your condo price.

Taxes in Cambridge will run you $7.43 per thousands. Approx $3,715 annually (309/month) on a $500,000 Purchase Price

Condo Fee’s you are looking at approx 1 - 1.2% of the sales price. (Example 500k Condo = Monthly condo fee: $416 -$500 / month. Your condo fees cover the normal, heat, ac, water, insurance, etc….you just pay your own electrical to pump it all into your unit. (The Norm…)

Northpoint Condo Penthouse (East Cambridge)

Overall, the product is one of the nicest for the money in Boston/Boston area hands down. Arclinea kitches, gorgeous bamboo flooring, Duravit fixtures, and decent appliances. The westerly facing units on the high floors have some views of the Charles River and the Back Bay, while the Easterly facing units look over the (soon to be built Northpoint) towards Charlestown and North.

Northpoint Condo units should be ready next month, however, they are still held up in a legal battle involving the development, we expect to see this get cleaned up in the next 60 days (hopefully)!
