45 Province: Boston Condos In The Sky

By Erica Farthing 1 04 2009

45 Province is a new luxury condominium development to hit Boston. Located at the foot of Beacon Hill and just steps from Boston’s Financial District, this 32 floor high-rise Boston condominium building is unlike anything Boston luxury lifestyles have never seen before. Occupancy for 45 Province is set for late spring 2009 and we couldn’t be more excited.

Building amenities at 45 Province include 24-hr valet & concierge, three elevators (one designated for pets), private on-site fitness center & spa run by Exhale Mind Body Spa, 10th floor indoor/outdoor pool, resident library, lounge, screening room, and dining room fully equipped with catering kitchen, to simply name a few.

What sets 45 Province apart from the other luxury developments in Boston is that their amenities are exclusively for residents of the condominium building, membership to the Exhale Spa & Fitness center at 45 Province is for residents only. Residents of 45 Province will not only enjoy complimentary continental breakfast in the mornings & tea and cookies in the evening in one section of the building, but a full-service 300 seat restaurant located at the foot of 45 Province. The restaurant is yet to be decided upon as they are being quite particular with finding just the right fit, because not just any restaurant can come into such a spectacular building.

Making a huge splash in the Boston skyline with its sleek, modern 32 story high-rise appeal, 45 Province offers 138 units with a variety of floor plans. Featuring views of Boston’s North End, Waterfront, South End, Financial District, Beacon Hill, and Back Bay, 45 Province gives a new meaning city living. These Boston “condos in the sky” bring urban living and luxurious comfort together in perfect harmony.

As part of our Project Development Series, I have recently toured the DNA Lofts located at 944 Dorchester Ave in Boston. These new construction Boston lofts offer 30 different floor plans and the ability to “put your own fingerprint” on your new Boston loft.

Located just minutes from Boston’s South End, South Boston, and Savin Hill, DNA Lofts offer spacious loft living in a convenient location to everything in the city of Boston. Not only do DNA Lofts give buyers tremendous freedom in choosing exactly what they want in their new loft, but they also include city views, deeded parking, landscaped courtyard, and an expansive roof deck.

Check Out the Video I took from two of the units at DNA Lofts! First loft unit you see is unit #8 Located in Wing A that is 1,277 square feet for $450,000. The second unit you see on the video is the model unit by the sales office, it is 1,112 square feet and for $400,000.

Battery Wharf Gets New Website (kinda)

By Anthony Longo 30 12 2008

Battery Wharf Gets New Website Design, well a new splash page at least while the new design is underway.

Underway is the new marketing efforts to sell these ultra luxury North End condos and a nice approach of a “European Enclave” which I believe to be a great fit and brand for this waterfront property.

We are currently scheduled to do a “Project: DEVELOPMENT” on Battery Wharf shortly, but in the meantime if you are interested in full service condominium living in one of Boston’s oldest and most organic neighborhoods - Battery Wharf is truly a gem (if you can swing the price tag).

Prices Start @ right around $1M

Checkin’ Out The 1850

By Erica Farthing 10 12 2008

CondoDomain’s buyers agent Thomas Cincotti and I were recently given a tour of The 1850 lofts located in Boston’s South End. We would like to give a special thanks to Lyndsey and Helena. You two were wonderful tour guides!

We were able to tour several unique units in this historic converted piano factory and warehouse. The 1850 consists of 60 loft units on the top four floors of this historic five story building.

The photos pictured above feature a top floor unit showcasing local artist work. What made this loft unit in The 1850 especially unique were the incredibly high ceilings in what you could turn into a bedroom or living room. This particular unit is 1,058 square foot unit and priced at $585,000.

Some of the features found in all of the lofts at The 1850 include exposed beams, original brick walls, energy-efficient windows, high ceilings, wall sconces and recessed task lighting.

Kitchen and bath features in the lofts at The 1850 include stainless steel Frigidaire electric cook top, wall over, refrigerator, dishwasher and microwave.

Each unit features a very open floor plan. The first loft unit we were shown was 1,155 square feet, was loft style with the option to add room dividers. This particular unit is priced at $599,000 with package.

One of our favorite units was this smaller corner unit that is 680 square feet and priced for $385,000.

This unit was unique because it had once been used as an old stairwell! Notice the really cool floors :)

The 1850 is currently 43% sold out and a parking space is included with the purchase of a two bedroom. Nearby restaurants, cafes, and galleries are some of the best found in Boston, a medical center is just a few blocks away, and in close proximity to route 93, Ted Williams Tunnel, and the Mass Pike, The 1850 is surrounded by all that is going on in Boston. A prime location for those seeking to live in close proximity to the hottest spots in Boston as well as live within an unique and cultured community.

Condolicious NorthPoint, So Delicious

By Erica Farthing 7 11 2008

In the recent months, I have heard a lot about the NorthPoint project and just yesterday, I was able to tour the site personally. Of course, it is my job to be in the know of all of the Boston condo developments, and because I love my job, touring a new condo project made my day!

The very gracious and informative Elsbeth Pratt, who manages the marketing for NorthPoint, gave our very own buyers agent Thomas Cincotti and myself a personalized tour. Thanks you Elsbeth!

Located just north of the Charles River in the eastern part of Cambridge, NorthPoint is situated in close proximity to Boston’s North End, Charlestown, Somerville, and Cambridge.

As a new condo development in Boston, NorthPoint is located on a 45-acre stretch of land with plans for the addition of NorthPoint T Station on the green line, 2.2 million square feet of commercial space, 2,700 residences, and a 10-acre park. The NorthPoint vision is to create a small community within the city offering restaurants, retail, health clubs, and accessiblity to Boston and surrounding areas. This redevelopment is expected to be completed in 2012.

Currently, NorthPoint is comprised of two buildings (Sierra and Tango), both offering different condo features and options, with 27 different floor plans available. Residents have already moved in to these units and there are still condo units ready for move in!

Sierra, the smaller of the two NorthPoint buildings, has 90 units- each one a loft, with options ranging from one and two bedroom lofts, as well as a one bedroom plus den.

The condo units in Sierra feature 18′ ceilings, stainless steel appliances, large windows, and extra storage space. There is an atrium located in the center of the building, filled with green bamboo, and some units have bedroom windows that look over this atrium. Units in Sierra range from around $400K-$700K. This particular unit in Sierra is a one bedroom loft unit with built in California Closets. Very Nice!

Our next stop on the NorthPoint tour was the second building- Tango. Built in the shape of a T, Tango is 12 stories on on the end of the “T” and the long portion is 10 stories high. Units in Tango at NorthPoint range from studios, one and two bedroom options, and even a duplex option on the 9th floor featuring terraces offering spectacular views of the Boston skyline.

Units in Tango range from around $300K for a studio all the way to about $800K for a two bedroom two bathroom flat.

Among the many great features in this condo development, NorthPoint offers its residents a free parking space per unit! The lot is located right next to the buildings, and for those of you familiar with Boston, this is an amazing amenity! There is also parking available in a garage below the building where a parking space can be purchased for an extra fee.

The picture above was taken from the top floor of the “T” in the Tango building. From here you can see the 9th floor terraces and the 1st floor patios!

Thomas and I were very impressed by the NorthPoint project and cannot wait to see it progress into this mixed-use urban development. Contact us today for more information on NorthPoint.

Thanks again Elsbeth, your tour of NorthPoint was great! And thank you Thomas for your fabulous photography!
