CHANGES TO NEW DEVELOPMENT IN THE SEAPORT DISTRICT

West Square, previously “Emerald Court” was a proposed 243-unit condominium building. Recently, Lincoln Property Company submitted a Notice of Project Change (“NPC”) regarding the development located in the Seaport District on the city block of C Street, West First Street, D Street and West Second Street.

The revised West Square proposal suggests a four-story building consisting of 259 rental residential units and one hundred and forty-three 143 parking spaces.

Overall, I like the new design of West Square. The renderings of the exterior show a mix of contemporary siding and brick that will fit in well in this industrial / lofty neighborhood. It reminds me of Channel Center, which is a luxury development off of A Street in the Seaport District view available units at 25 Channel Center.

Due to the proximity of the Broadway T Stop, the developers are promoting this project as a “Transit-Oriented Development” that will encourage residents to walk rather than drive to work etc. As a resident of South Boston I think most occupants will have cars regardless of the proximity to the T. The community is concerned about the impact on the already congested parking situation and the developer will have to find a way to overcome this objection. On a positive note, no one can deny that the proposed changes on this seemingly abandoned parcel of land significantly increase the aesthetics and desirability of the neighborhood.

Please come to the community meeting next Thursday and get involved in the exciting development of the Seaport District.

FROM the BRA: On Thursday, May 19, 2011 @ 6:00pm the Boston Redevelopment Authority will conduct a community meeting to be held at the South Boston Lithuanian Club, 368 West Broadway, South Boston 02127, to discuss the West Square, previously “Emerald Court” proposal.
