Condos Under $300,000
Today we got a feature on the front page of the Boston Globe Real Estate section on what you can get in the city for under $300,000; otherwise known as the affordable market. Our new friend Kate Jackson who is a Boston Globe Correspondent gave a buzz last week to dig into the sub $300,000 condo market and we were actually surprised with the overwhelming results. Accordig to MLSPIN which is the Boston MLS there were 155 downtown condos for sale under $300,000 which caught us by big surprise.

But here are some Boston Condos under $300,000 that caught our eye:
7 Hereford Street – $299,000 (Back Bay)
42 Eighth Street - $299,000 (Charlestown Navy Yard)
24 Mystic Street – $299,000 (Charlestown)
42 Eighth Street – $279,000 (Charlestown Navy Yard)
461 Park Drive – $279,000 (Fenway)
115 Salem Street – $279,000 (North End)
686 Tremont Street - $279,000 (South End)
The list goes on and on and out of the 155 downtown Boston Condos for sale under $300,000 there is even more when you start to look at the non-downtown Boston neighborhoods like, Allston – Brighton, East Boston, East Cambridge, Dorchester and even Jamaica Plain.
Bottom line is that…like many of us thought you need to be at the $450k price point and up to own downtown….well the fact of the matter is that it is not true and some downtown condos and even in luxury downtown building – you can own for under $300,000!

I think there are plenty of places downtown that are actually worth living in which can be had for slightly over 300k. In the North End for instance, there are four condos for sale in the 320’s all which have a full and separate bedroom. Its great to say you have a place that you bought for under 300k but who really wants a studio. Unfortunately the globe article should be called downtown studios for 300k.
Henry – I am with ya on that one. Any possibly even those condos listed at $320k could be negotiated down to that $299k mark! In any case the article was to have strictly condos listed at under $300k so thats why we had to do the hunting, but of course when we have clients looking at the $300k mark we will search all the way up to the $360’s to make sure we are not missing anything!
