Some units sold for over $1,000,000 off listing price ($1.599M list – sold for $570k)

As you know the CondoDomain Boston team attended the Nouvelle at Natick condo auction yesterday to witness yet another super-successful condominium auction put on by local auctioneer Accelerated Marketing Partners (AMP). 

We are proud to announce that we represented FIVE clients who won an absolutely killer deal!!!

Summary:

AMP brought 44 units to market during this condo auction event.  Towards the end of the event they removed 3 units from the mix and added 2 additional units. Because the deals that were to be had and how low the units were selling for – the very attractive 2+Beds/2 Bath units – needed to be pulled as they are one of the best unit stacks at the property.

All in all 43 units sold for an average of $300/sf which is unheard of for such a high-end residential condominiums and is well below construction costs. The larger, more expensive units sold had ENORMOUS discounts as much as 64% off.

One 3 Bed, 2 Bath unit which was originally listed at $1,599,900 sold for $570,000 – that is more than $1,000,000 OFF!!! (and we are proud to say we got that unit for one of our clients!!!)

After the auction was concluded the developer ended up selling an additional 12 units to people who stayed afterwards and sold “like kind” units for the same auction prices for a total sales of 55 units and more than $16M in gross sales!
