The tough thing about searching for homes online is that pictures don’t tell the whole story. Even when pictures are quite accurate (no tricky angle work) it’s often hard to get a sense of the layout and flow of the home. This is one of the many reasons why it’s so important to attend as many open houses and see as many homes as possible. 477 Mass Ave is a perfect example. On paper (or your screen), it looks great, good location, nice finishes, a generous square footage of over 1400, etc. Only when you visit the home though do you realize how AMAZING the layout is. It’s a duplex with often can be tough and a drain on the square footage but it’s so well laid out, it feels MUCH larger than it’s 1446 sq. ft.
Upon entering the home from Mass Ave, you find yourself in a large fireplaced living room. The room has that oh so desirable square layout leaving you with lots of options for your furniture set up. To the right of the entry there’s a stairway down to the second level. More on that in a moment. The living room and kitchen are joined by a great breakfast bar with seating for two. The kitchen is beautifully done with all the must haves like granite and stainless steel. The backsplash is one of the best I’ve seen in a while–brown tones in a small square pattern. The kitchen is flanked by a full bath complete with spa tub. Moving on to the back of the home, you’ll find a great multi purpose room. It’s currently being used as a dining room/office and comfortably fits a large six person dining table as well as a good sized desk, chair, and bookshelves. The entry to the room provides a natural separation between these two spaces so it really works. A private back deck rounds out the first floor.
Downstairs the recurring themes of space and functionality continue. The master bedroom is huge! The current owners have a California king bed, two bedside tables, dressers, a chair, and more and it still feels like a spacious open room. The master bedroom leads out to a lovely patio and provides direct access to the deeded parking space. The second bedroom is also generously sized and you’ll find another great full bath between the two bedrooms. The floor is rounded out with an additional storage room. That’s right, storage, in the South End.
If you’re frustrated with not finding the space you desire in one of Boston’s best neighborhoods, I definitely recommend checking out this home. It’s well priced at $619,000 with parking! I’d love to give you a tour. Call Jeanne at 617-314-7704.
