The Seaport District is no longer Boston’s red headed stepchild! Instead the area along Fort Point Channel has become the “new waterfront” and is filled to the brim with trendy, martini-sipping Bostonians. But, while seafood lovers and bar hoppers have many choices in the Seaport, condo shoppers are less satisfied. There are only a few residential developments in the Seaport / Fort Point Channel neighborhood and the newest is FP3.
Built in late 2008, FP3 features 92 homes ranging from $300K to $2M. Some loft style homes have brick and beam details while the top 3 floors (get it, FP3?) are new construction with amazing terraces, curtain wall windows and sweeping city views. As every foodie knows, the famed chef Barbara Lynch occupies the base of the building with Drink, Sportello and her signature restaurant, Menton.
With little inventory left (they are 90+% sold out!) and a general lack of available condos in the Seaport District I don’t believe FP3 will be available much longer.
On MLS, FP3 shows 6 remaining units with an average list price of $1,049,500 and average price/sf of $722. My personal favorite unit is #415 which is a 2 bed, 2 bath corner unit with over 1380 sf that is priced at $749,000!! That is $540/sf for new construction.
